Ann Siracusa Director of Planning Planning Subject: Final Zone Change Ordinance Adoption - Change of Zone 85-9 Mayor and Common Council Meeting 01 July 18, 1988, 2:00 p.m. Dept: Date: June 29, 1988 Synopsis of Previous Council action: On June 3, 1985 the Mayor and Common Council approved Change of Zone No. 85-9 and Lot Line Adjustment No. 85-16. This ordinance will officially effectuate that change. (The Planning Department has been waiting for adequate legal descriptions). This change of zone is consistent with the Interim Policy Document. ORDINANCE OF THE CITY OF SAN BERNARDINO REZONING A CERTAIN PARCEL OF LAND, AMENDING THE LAND USE ZONING MAP, WHICH IS INCORPORATED BY REFERENCE IN SECTION 19.06.020 OF THE SAN BERNARDINO MUNICIPAL CODE (PETITION NO. 85-9 LOCATED ON THE WEST SIDE OF TIPPECANOE AND SOUTH OF BASELINE), AND ADOPTING THE NEGATIVE DECLARATION FOR ENVIRONMENTAL REVIEW. THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO DO ORDAIN AS FOLLOWS: SECTION 1. Pursuant to Chapter 19.06 of the San Bernardino Municipal Code, the following described parcel of real property, located on the west side of Tippecanoe and south of Baseline, is rezoned from R-1-7200 Single Family Residential District and C- 3A, Limited General Commercial to PRD-14 Planned Residential Development and C-3A, Limited General Commercial: All that real property situated in the City of San Bernardino, County of San Bernardino, state of California, described as follows: Parcel A - (Commercial) C-3A The south 160.75 feet of the north 402.00 feet, measured to the centerline of Baseline Street, of Lot 20, Block 42, as per Plat recorded in Book 7 of Maps, Page 2, records of the County of San Bernardino, State of California. Parcel B - (Residential) PRD-14 Lot 20 and the south 523 feet of all that portion of Lot 19, Block 42 of the twelve acre survey of the Rancho San Bernardino, in the County of San Bernardino, State of California, lying east of the west 7 acres of said Lot 19, as per Plat recorded in Book 7 of Maps, Page 2, Records of said County, except therefrom the north 402.00 feet of said Lot 20 as measured to the centerline of Baseline Street. PROJECT DESCRIPTION AND LOCATION: Subject property is an irregularly-shaped parcel of land consisting of approximatei; 12 acres having a frontage of approximately 745 feet on the west side of Tippe- I canoe Street and being located approximately 241 feet south of the centerline of Baseline Street. The proposal is to change the land use zoning district from R-1-7200, Single-Family Residential and C-3A, Limited General Commercial to PRD-14U/Acre, Planned Residential Development and C-3A and to adjust the lot lines between two parcels to correspond with proposed zoning boundaries.
