STAFF REPORT
Tentative Parcel Map No. 6754 was approved by the Planning
Commission on July 7, 19S1.
Parcel I~ap No. 6754 is a 4-parcel residential subdivision.
Although the tentative map was approved by the Planning Commission
in 1981, the owner/subdivider, Mrs. Edith A. Smart, was unable to
proceed with plans for the project due.to a severe personal
hardship. However, she received extensions which continued the
tentative map to January 7, 1986, after which the tentative map will
expire and cannot be further extended.
During the past several months, Mrs. Smart has been pursuing
completion of the Final Map and Improvement Plans. The Final 14ap
has been checked, and she has executed the attached agreement to
complete the improvements adjacent to her developed parcel within
two years of map approval.
The Municipal Code and Subdivision Map Act provide for approval of a
Final Map by the City Council provided the Final Map is not signed'
by the City Engineer and City Clerk until the required improvement
plans are approved.
The map is submitted for approval with signature withheld until Mrs.
Smart compl etes the improvement pl ans (pri or to the January 7, 1986,
expiration date).
The Final Map has been reviewed and found to be substantially in
compliance with the tentative map and the Subdivision Map Act.
The recommended action is approval of the Final Map, withholding
signature of the Director of Public Works/City Engineer and City
Clerk until such time as improvement plans are approved.

RESOLUTION OF THE CITY OF SAN BERNAROINO APPROVING THE
PARCEL MAP FOR SUBDIVISION PARCEL MAP 6754, LOCATED ON THE SOUTH-
EAST CORNER OF OLIVE AVENUE AND BELMONT AVENUE, ACCEPTING THE
PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND AUTHORIZl~G
EXECUTION OF THE STANDARD FORM OF AGREEMENT FOR THE IMPROVEMENTS
IN SAID SUBDIVISION, WITH TIME FOR PERFORMANCE SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1:
The Mayor and Common Councfl find that
7 proposed Subdivfsion Parcel Map No. 6754, located on the South-
8 easterly corner of Olfve Avenue and Belmont Avenue, together with
9 the provisions for its desfgn and improvements is consfstent with
10 the General Plan of the Cfty of San Bernardino.

SECTION 2: The Mayor of the City of San Bernardino is
12 authorized on behalf of said City to execute the standard form of
13 agreement adopted by Resolution No. 84-8 with Mrs. Edith A. Smart
14 for the fmprovements in said Subdivision Parcel as are required
15 by Title 18 of the San Bernardino Municipal Code and the
16 California Subdivision Map Act. The time for performance is
17 specified at 24 months. Said improvements are specifically
18 descrfbed and shown on the drawing on file in the Offfce of the
19 City Engineer of the City of San Bernardino.

SECTION 3: The Final Map of safd Subdivision Parcel is
21 hereby approved and the City of San Bernardino hereby accepts as
22 public property all dedications within the Subdivision as shown
23 on said Parcel Maps for streets, alleys, (including access rights,
24 drainage and other publfc easements. As a condition precfdent to
25 aproval of the Parcel Map, the Subdivfder shall first execute the
26 agreement referenced fn Section 2 hereof for the improvements
27 wit h ins aid Sub d f vis ion.
The City Clerk shall certffy the
