STAFF REPORT
The appraisal of the additional rights of way required, for widening
and re-aligning this section of 40th Street, was received in our office on
9-23-85.
Two different parcels were appraised by Mr. Broadbelt. Parcel No.1
(Schwedt) is on the southwest corner of Mt. View Avenue. The other parcel
(Pryor) is on the southeast corner of El ectric Avenue. A map is attached
showing these parcels.
Parcel No.1 is comprised of Lots 1, 2 and 3, of Arrowhead Suburban
Farms Tract No, B, and is rectangular with dimensions of 150' X 200'. A used
car lot is located on Lot No.1, with single family residences on Lots No.2
and 3. The additional right-of-way required for improving 40th Street is
comprised of almost all of Lot No.1, and a small area of Lot No.2, All 3
lots are included, since Lots No.2 and 3 are not developed to their highest
and best use allowed by the C-3A zoning. The remainder will be an essentially
rectangular property with an area of 18,812 square feet.
The appraised value of the entire Parcel No, 1 is $168,000. Of this
amount, $52,000 is for the additional right-of-way and $116,00 for the re-
mainder.
Parcel No.2 is Lot No. 64 of Arrowhead Suburban Farms.

The area of the right-of-way required from Parcel No.2 is 5,942
square feet, which will leave a remainder of 40,668 square feet. A value
of $145,000 was established for Parcel No.2, with a value of $83,000 for
the remainder.
In order to acquire these parcels, an amount of $313,000 would be
needed, plus expenses, However, $199,000 could be obtained from the sale of
the remainders. This means the total net cost for acquisition of the
necessary additional right-of-way is $114,000.
