STAFF REPORT

This staff report seeks approval of a recommendation from staff to the Community Development
Commission authorizing the Executive Director to draft and execute a lease and all other necessary
documents with The Community Development Corporation, for approximately one-thousand, five-
hundred, one (1,501) square feet in the Public Enterprise Center (see Exhibit "A").
BACKGROUND
The Community Development Corporation is a nonilrofit organization with a twenty-two year history
of servicing low-income residents of San Bemardino in the areas of job training, housing rehabilitation
and solarization.
T .RASE TERMS
The proposed lease with The Community Development Corporation is for a month-to-month tenancy.
As with other office tenants, the Agency will pay for all utilities and monthly service charges. The
resulting full service gross lease rate is $750.50 per month (5091 per square foot). The rental rate will
increase from 5091 to 6591 at three, six-month intervals of 591 each. All tenant improvements are to be
paid by the tenant with prior approval of the Economic Development Agency.
RECOMMENDATION
Staff believes that we are fortunate to have the opportunity to lease space to The Community
Development Corporation in this slow-moving office marltet. It is, therefore, the recommendation of
staff that the Executive Director be authorized to draft and execute this lease.
Based on the foregoing, staff recommends adoption of the fonn motion.
