This staff report seeks approval of a recommendation from staff to the Community Development
Commission authorizing the Executive Director to draft and execute a lease and all other necessary
documents with Mr. John Jaquess and Mr. Ken Topping, a professional planning finn, for
approximately one-thousand, two-hundred, flfty-eight (1,258) square feet on the second floor of the
201 Building (see Exhibit "A").
BACKGROUND
Mr. John Jaquess and Ken Topping are professional consultants and widely regarded as some of the
top urban planners in their field. The existing corridor layout on the second floor does not allow for
the access of multiple tenants in the existing Suite 201 space. Wrapping the proposed corridor around
Suite 204 will allow increased flexibility for the building to successfully lease additional office space,
including this lease proposal.
T RASE TERMS
The proposed lease is for a two-year tenancy with two, one-year options for renewal. As with other
office tenants, the Agency will pay for all utilities and monthly service charges. The resulting full
service gross lease rate, is $1,258 per month ($1.00 per square foot). The tenant improvements will
consist of building standard walls, painting, lighting, air-conditioning and electrical at a cost of
approximately $7,000 - $10,000. The tenant improvements costs for the corridor expansion will cost
approximately $10,000 - $12,000.
RECOMMENDATION
Staff believes that we are fortunate to have the opportunity to lease space to this finn in this slow
moving office lIllIIket. It is, therefore, the recommendation of staff that the Executive Director be
authorized to draft and execute this lease.
Based on the foregoing, staff recommends adoption of the fonn motion.
