STAFF REPORT
OFFICE LEASE. 201 NORTH OlE" STREET
This staff report seeks approval of a recommendation from staff to the Community Development
Commission authorizing the Executive Director to draft and execute a lease and all other necessary
documents with A. P. Engineering Company, for approximately onlHlundred, flfty..four (154) square
feet on the second floor of the 201 Building (see Exhibit" A").
BACKGROUND
In an effort to increase business in the downtown area the Agency proposes to create two 154 square
feet business incubator offices in what are now being utilized as empty storerooms. Tenants would be
allowed to use the suites on a month-to-month tenancy for a period of six (6) months when they
would be re-evaluated as to their space requirement needs and business and growth.
The goal of the prognm is to allow a new business that would not otherwise locate in San Bemardino
a chance to prosper and grow into larger office space at a later date within this building.
T F.A~E TERMS
The proposed lease is for a month-to-month tenancy. As with other office tenants, the Agency will
pay for all utilities and monthly service charges. The resulting full service gross lease rate, is $154
per month ($1.00 per square foot). The improvements will consist of building standard walls,
painting, lighting, air-conditioning and electrical. The tenant improvements should cost between
$1,000 - $2,000.
RECOMMENDATION
Staff believes that we are fortunate to have the opportunity to create and foster business development
in the downtown area. It is, therefore, the recommendation of staff that the Executive Director be
authorized to draft and execute this lease.
Based on the foregoing, staff recommends adoption of the fonn motion.
