2 A RESOLUTION OF THE MAYOR AND COMMON COUNCIL OF THE CITY
OF SAN BERNARDINO AUTHORIZING THE EXECUTION OF A LEASE BETWEEN
3 SAID CITY AND THE SUN COMPANY OF SAN BERNARDINO CONCERNING THE
LEASING OF AN OFFICE BUILDING TO BE USED FOR CIVIL DEFENSE
4 OFFICE.
5 BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY
OF SAN BERNARDINO AS FOLLOWS:

SECTION 1. The Mayor of the City of San Bernardino is
hereby authorized and directed to execute on behalf of said City
a Lease between said City and The Sun Company of San Bernardino
concerning the leasing of a certain office building to be used
for the Civil Defense Office, a copy of which is attached hereto,
marked Exhibit "A" and referred to and made a part hereof as
fully as though set forth at length.
I HEREBY CERTIFY that the foregoing resolution was duly
adopted by the Mayor and Common Council of the City of San Ber-
nardino at

December 31, 1970, shall be two hundred dollars ($200.00), which
sum has already been paid by Lessee.
4. P\U'Poses.
Lessee agrees to use said building for no~l office and
administrative purposes and to maintain the interior portions of
said buildinS in good condition, normal wear and tein' excepted.

Lessor qree. to repair and maintain the exterior and
structural port:ions, including the roof of said builcling, in
watertipt and weatherproof conclition, and to repair and be re-
sponsible for .y interior clatase to the buildinS resulting from
exterior and structural defects in said building.

The Les.or shall have access toaaid premises at any and all
reasonable times to inspect the same to determine compliance with
the lease by Lessee.
7. ~.
The rights of the Lessee hereunder may not be assigned or.
sublet to .y other person, firm or corporation without the writt
consent of the Lessor first had and obtained.

LM.ee agrees to keep the leased premises free and clear of
_chanicls 11... that might arise out of making any repairs or

Lessee agrees to pay before delintlfuent all charges for
water, electr~ity, gas or other utilities provided or furnished
or used .on the leased pretnises during the term of the lease or
any exteu ion thereof.

Lessor agrees to pay all real and personal property taxes
and assessments of any character and description assessed by and

any taxing authority on the leased premises at any t1me during th
term of the lease.

Either part7 .Y terminate this lease at any t~ by giving
written notice of terminatillm to the other part7 at least sixty
(60) days ,prior to the desired termination date.

All 1IIIproveJll8Dts and fixtures which maty be plaeed on the
property by Leasee shall be r..-ved by Lessee within ten (10)
days after the termination of this l...e as provided for else-
where herein. If not removed within said ten days, Lessor may,
after notice to Leasee, remove and store said improvements at
Lessee's e~ense.
14. l21-4iDtt Over.
It is hereby agreed that in the event of Leasee herein
holding aver after the termination of this lease, the tenancy
thereafter shall be from month to month upon the same rental and
other terms end conditions herein in the absence of a written
agreement to the contrary.
