BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN i BERNARDINO AS FOLLOWS: \ , '~ 3 4 5 SECTION 1. The Mayor of the City of San Bernardino is hereby authorized and directed to execute on behalf of said City an agreement with 6 7 Leonard Lindberg for the rental of an office located at 880 East Mill Street, 8 Suite 203, San Bernardino, California, a copy of which is attached hereto, 9 marked Exhibit "A" and incorporated herein by reference as fully as though set 10 forth at length. Property - Landlord hereby rents to Tenants the 20 I ffice space situated upon real property described as located at I 80 East Mill Street, Suite 203, in San Bernardino, California. I 2. Access to premi ses Landlord shall have access to 16 Isaid premises at any and all reasonable times to inspect same to ~etermine compliance with this agreement by Tenants. 17 6. Maintenance Landlord shall be responsible for 18 19 aintaining the premises in a secure condition during the periOd 20 f this agreement and shall protect the premises from all damage I~ rom van d a lis m, m a I i c i 0 u s m i s chi e f, and the I i k e. Subletting The rights of the Tenants hereunder 24 25 26 27 28 2 I' 1 B. Tenants shall not make any improvements to the 2 premises without the prior written consent of Landlord first 3 o b ta i n e d . 4 9. Liens Tenants agree to keep the premises free and 5 6 clear of all mechanic's liens that might arise out of making repairs or improvements on said premises. 7 10. Tenants shall comply with all sanitary laws, 8 ordinances and rules and all orders of the Board of Health or 9 other authorities affecting the cleanliness, occupancy and 10 preservation of the premises and the sidewalk connected thereto 11 during the term of this agreement. 12 11. Landlord shall keep the fixtures in the buildings or 13 on or about the premises in good order and repair; keep the 14 faucets in repair; keep the premises clean; keep any electrical 15 valves in order; and, at their own expense, shall make all re- 16 ,quired repairs to the plumbing, heating and cooling range, 17 apparatus and electrical and gas fixtures. Tenants also agree Ithat no signs shall be placed or painting done on or about the jpremises without the prior written consent of Landlord. I 12. At all times hereunder Landlord, or its agent, shall i Ihave the privilege of placing "for sale" signs on the premises and I ~of Showing the property to prospective purchasers. II 1 3 . II In the event the premi ses or any part thereof are damaged by fire or other casualty, then Landlord's responsibility to II IITenants under this agreement is terminated forthwith. 2 3 4 5 6 14. The covenants and conditions herein contained shall apply to and bind the heirs, executors, and legal representatives of the parties hereto and all covenants are to be construed as conditions.
