STAFF REPORT
Tentative Tract No. 13490 was approved by the Planning Commission
on January 20, 1987.
Tentative Tract No. 13490 is a 33-lot Single Family Residential
subdivision.
The final map has been reviewed and found to be substantially in
compliance with the tentative map and the Subdivision Map Act.
Therefore, we recommend that the Final Map be approved and re-
corded subject to all improvements being completed in a satis-
factory manner and the execution of the standard subdivision
agreement.
URGENCY CLAUSE
The subdivider, Forecast Corporation, is purchasing the land on
which this subdivision is proposed to be located. In order to
obtain financing to close escrow, Forecast must have a recorded
map. Joe Carman, Forecast representative, advises that the
seller has already 9ranted a one time extension to close escrow
and is becoming increasingly impatient. He feels that Forecast
may be forced to renegotiate loan arrangements at substantially
higher cost to them if the map is not approved and recorded as
soon as possible.

2 . RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
rt'MAL ~AP FOR SUBDIVISION TRACT NO. 13490, LOCATED ON THE WEST
3 ~IDE OF PEP,PER AVENUE AT POPLAR AVENUE, ACCEPTING THE PUBLIC
DEDICATIONS AS SET FORTH ON SAID MAP; AND AUTHORIZING EXECUTION
4 OF THE STANDARD FORM OF AGREEMENT FOR THE IMPROVEMENTS IN SAID
SUBDIVISION, WITH TIME FOR PERFORMANCE SPECIFIED.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
6 CITY OF SAN BERNARDINO AS FOLLOWS:
7 SECTION 1: The Mayor and Common Council find that
8 proposed Subdivision Tract No. 13490, located on the west side
9 of Pepper Avenue at Poplar Avenue, together with the provisions
10 for its design and improvements, is consistent with the General
11 Plan of the City of San Bernardino.

SECTION 2: The Mayor of the City of San Bernarclina is
13 authorized on behalf of said City to execute the standard form
14 of a9reement adopted by Resolution No. 84-8 with Forecast
15 Mortgage Corporation for the improvements in said subdivision
16 tract as are required by Title 18 of the San 8ernardino Municipal
17 Code and the California Subdivision Map Act. The time for
18 performance is specified at 24 months. Said improvements are
19 specifically described and shown on Drawing No. 719~, approved
20 and on file in the Office of the City Engineer of the City of
21 San Bernardino.

SECTION 3: The Final Map of said subdivision tract is
23 hereby approved and the City of San Bernardino hereby accepts
24 as public property all dedications within the subdivision as
25 shown on said Final Map for streets, alleys, (including access
26 rights), drainage and other public easements. As a condition
27 precedent to approval of the Final Map, the Subdivider shall
28 first execute the agreement referenced in Section 2 hereof for

the improvements within said subdivision. The City Clerk shall

certify the ~~proval and acceptance of the Mayor and Common
Council as set forth in this resolution.
