FINDINGS OF FACT
....
VARIANCE FINDING OF FACT
FOR APPROVAL
1.
There are exceptional circumstances to the property involved
which do not apply qenerally to other property in the same
zoninq district in that the subject site consists of two
separate parcels which could theoretically constitute two
seperate shoppinq centers. The variance would result in two
free standinq siqns. one per parcel.
The qrantinq of this variance is necessary for the
preservation and enjoyment of a substantial property riqht of
the applicant in that the code allows for one free standinq
siqn per shoppinq center and the subject site consists of two
separate parcels.
3.
The qrantinq of this variance will not be materially
detrimental to the public welfare or injurious to property and
improvements in the land use district in which the property is
located in that properties in the vicinity also have oversized
nonconforminq siqns.
The qrantinq of the variance will not be contrary to the
objectives of the General Plan in that a larqe nonconforminq
siqn will be replaced by two smaller siqns.
