ALLEN LANDSCAPE CONSTRUCTION

Mr. Robert K. Allen, owner of R.K. Allen Landscape Construc-
tion, has submitted a proposal to lease certain properties on
Duffy Street for the purpose of expandinq his nursery storaqe
facilities. Mr. Allen's current nursery facility is only one
half block from Duffy street, on Mesa Street. The properties
Mr. Allen would like to lease are presently vacant.
By leasinq the property to Mr. Allen, the City is ensured of
attractive setback landscapinq from the street includinq
plantinq of trees, and also landscapinq and maintenance of
the slope area alonq the railroad tracks (See Attachment).
Mr. Allen will be responsible for the security of this area
as well as formulatinq an attractive landscapinq plan.
Response from the community has been positive and the propo-
sal is viewed as a benefit to the area with reqard to bliqht
control and screeninq of the track bed from the street.

Re: Proposal for lease of City Property on Duffy St.
To be leased to R.K. Allen Landscape Construction for
$100.00 per month - we propose the following:

Allen Landscape Construction will provide a
chainlink fence on the sides and back, with
wrought iron along Duffy Street.
2. R.K. Allen Landscape Construction will landscape
approximately 6-10 feet along Duffy Street, with
automatic irrigation, trees 20 feet on center, lodge
poles for the trees.
3. R.K. Allen Landscape Construction will plant the
slope areas along the railroad tracks with ground
cover and trees.
4. All areas used by R.K. Allen Landscape Construction
will be maintained by R.K. Allen Landscape Construction.
All utilities, water and electric will be paid by R.K.
Allen Landscape Construction.
5. R.K. Allen shall carry $1,000,000.00 liability and
workers' compensation insurance on all employees.
6. R.K. Allen Landscape Construction will also hire 2-3
local kids during the summer months, and provide them
with odd jobs involving the trees and shrubs.
R.K. Allen Landscape Construction proposes this on the
condition that we have access to the property 24 hours a
day, at all times, with a 20 year lease and at least ~ne
year's notice to vacate property should lease be term~nated
for any reason.
