Synopsis of Previous Council action:
03-21-86 Resolution No. 86-1 adopted making application for
annexation to LAFCO.
05-15-89 -- City Engineer and City Clerk authorized to initiate
proceedings for the establishment of an assessment
district to acquire a portion of off-site improvements.

STAFF REPORT
The tentative map for Tract No. 13274 was approved by
the Planning Commission on April 22, 1986. This tract was later
divided into Tracts No. 14184 and 14185.
Tentative Tract No. 14184 is a 93-lot Single Family
Residential Subdivision, with one commercial lot.
The required certificates of insurance have been
with this office, and the prescribed fees have been paid.

The subdivider (Century Homes) has advised that the
required bonds will be posted prior to the Council meeting of 6-
5-89. Arrangements for the bonds were delayed due to the need
to wait until Council action on their request for an assessment
district to be formed. This action was taken at the Council
meeting of 5-15-89. In the event that the bonds are not
actually posted by 6-5-89, this item will have to be continued.
The Final Map has been reviewed and found to be substantially in
compliance with the Tentative Map and the Subdivision Map Act.
Therefore, we recommend that the final map be approved.
URGENCY CLAUSE:
The tenative map (for original Tract No. 13274) will expire as
of 6-11-89. Therefore, it is imperative for the subdivider that
the final map be approved at the Council meeting of 6-5-89.

2 RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 14184, LOCATED AT THE
3 NORTHWEST CORNER OF JUNE STREET AND CAJON BOULEVARD, ACCEPTING
THE PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND AUTHORIZING
4 EXECUTION OF THE STANDARD FORM OF AGREEMENT FOR THE IMPROVEMENTS
IN SAID SUBDIVISION, WITH TIME FOR PERFORMANCE SPECIFIED.

6 BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:

SECTION 1: The Mayor and Common Council find that
proposed Subdivision Tract No. 14184, located at the Northwest
corner of June Street and Cajon Boulevard, together with the
provisions for its design and improvements is consistent with the
General Plan of the City of San Bernardino.
SECTION 2. The Mayor of the City of San Bernardino is
authorized on behalf of said City to execute the standard form of
agreement adopted by Resolution No. 84-8 with Century Homes
Communities, a California corporation, for the improvements in
said subdivision tract as are required by Title 18 of the San
Bernardino Municipal Code and the California Subdivision Map Act.
Section 12(b) (1) of said Agreement is hereby amended to require
public liability insurance in an amount of not less than $250,000
per person and $500,000 per occurrence. The time for performance
is specified at 24 months.
Said improvements are specifically
described and shown on Drawings approved and on file in the
Office of the City Engineer of the City of San Bernardino.
