STAFF REPORT
Subject:
Resolution approving Final Map for Parcel Map No. 17987 located on the east side of
Waterman A venue, 900 feet south of Mill Street.
Backeround:
On January 23, 2007, the Planning Commission approved Tentative Parcel Map No. 17987 to
subdivide 6.25 acres into 10 lots on the east side of Waterman Avenue, 900 feet south of Mill
Street, in the OIP, Office Industrial Park, and IL, Industrial Light land use districts.
The Final Map of Parcel Map No. 17987 has been reviewed and found to be substantially in
compliance with the approved Tentative Map and the Subdivision Map Act. Therefore, staff
recommends that the Final Map for Parcel Map No. 17987 be approved. The map was not
cunditioned to construct any public improvements, so bonds and an improvement agreement are
not required.
The property is owned by, and will be developed by, Westbay Holdings, LLC; Che Leng
Tang; Betty Pek Tang; and Che Phey Tang.

There is no financial impact to the City.
Recommendation:
Adopt Resolution.

RESOLUTION NO.
RESOLUTION OF THE MAYOR AND COMMON COUNCIL OF THE CITY
OF SAN BERNARDINO APPROVING THE FINAL MAP FOR PARCEL MAP NO.
17987, LOCATED ON THE EAST SIDE OF WATERMAN AVENUE AND 900 FEET
SOUTH OF MILL STREET IN THE OFFICE INDUSTRIAL PARK (OIP), AND
INDUSTRIAL LIGHT (lL) LAND USE DISTRICTS, AND ACCEPTING THE PUBLIC
DEDICATIONS AS SET FORTH ON SAID MAP.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1. The Mayor and Common Council find that proposed Parcel Map No.
17987, located on the east side of Waterman A venue and 900 feet south of Mill Street in the
OIP, Office Industrial Park, and IL, Industrial Light land use districts, together with the
provisions for its design and improvement, is consistent with the General Plan of the City of
San Bernardino.
SECTION 2. The Final Map of said Parcel Map is hereby approved and the City of
San Bernardino hereby accepts as public property all dedications within the subdivision as
shown on said Parcel Map for streets (including access rights), drainage and other public
easements .
The City Clerk shall certify approval and acceptance of the Mayor and Common
Council as set forth in this Resolution.
