DescriDtionl Finance: Cr ,i1Notes: ~.//~ I ~-~~~J7P 75.02&2 Agenda Item No ~ . o o CITY OF SAN BERNARDINO - REQUEST FOR COUNCIL ACTION STAFF REPORT SUBJECT: Initiation of a General Plan Amendment Mayor and Common Council Meeting of September 6, 1994 REQUEST AND LOCATION The request is for the Mayor and Common Council to direct staff to initiate a General Plan Amendment to consider the CH, Commercial Heavy or IL, Industrial Light land use designation for a portion of the west side of Cajon Boulevard between the freeway and California Street. The site is currently designated CG-l, Commercial General. North of the area, along Cajon Boulevard, is designated CR, Commercial Heavy. BACKGROUND The area in question lies on the south side of Cajon Boulevard between Medical Center Drive and California Street and consists of numerous parcels, primarily vacant. Two of the parcels are developed with industrial warehouse buildings. The warehouse buildings are not really designed for commercial uses, although they are not precluded from being used for commercial uses. The buildings are nonconforming. If the current industrial uses of these buildings cease for a period of 6 months, the buildings may only be reused for commercial uses consistent with the CG-lland use designation. This has already occurred in the case of one of the buildings. In addition, the buildings and sites need a considerable amount of work to meet current code requirements, regardless of use. I bave received inquiries from interested parties as to the likelihood of purchasing PIOperties in the area and rebabilitating the buildings for industrial uses. COST Planning staff has Htimllted that it will cost the City approximately $3,000 to process the General Plan Amendment. This cost includes staff time and Public Noticing costs. It is further HtimlltM that it will take approximately 4 months for staff to complete the amendment once work is commenced. o o ".
