Synopsis of Previous Council action:
12-04-89 Ordinance MC 690 adopted levying an infrastructure
fee for the Verdemont Area.
01-03-90 Ordinance MC 695 adopted extending effective date
of Ordinance MC 690.
01-03-90 Resolution 90-2 adopted revising the amount of an
infrastructure fee to be levied.
06-25-90 Resolution 90-253 adopted revising the amount of the
infrastructure fee to be levied, from $7,375 to
$6,068, due to deletion of water system.
01-07-91 -- Resolution 91-9 adopted revising the amount of the
infrastructure fee to be levied, from $6,060, to $6,976.
Recommended motion:
That a public hearing be set at 10:00 a.m.. for the regular
scheduled Council meeting of 2-17-92, to consider increasing the
Verdemont Area Infrastructure Fee from $6,976 to $7,699.

STAFF REPORT
In the adoption of the Verdemont Infrastructure Fee, pro-
visions for revision of the fee, based on actual costs incurred,
were included in the ordinance. In January of 1991, the fee was
increased based on what had occurred in that year.
Staff has completed the Second Amendment to the Engineer's
Report and is recommending an increase in the fee from the
present level of $6,976 to the proposed $7,699. The increase is
based on actual construction costs, loan repayment for funds
advanced for additional construction and adjustments based on the
construction cost index published in the Engineering News Record.
The increase is approximately a 9.4% increase and is less
than last year's 15% increase. All area residents were advised
that the fees would be adjusted and estimates placed the adjust-
ment at 15% per year for the first three years and 10% per year
for the next two. However, compliance with AB 1600 requires the
adjustments to reflect actual changes in costs as reflected in
the Engineer's Repor~.
Staff recommends that a public hearing be set.
