SCHNETZ Personal Information: Born in San Bernardino, California on March 23, 1956 Married to Denise M. Schnetz with five adult children Graduated from Pacific High School in San Bernardino, California in 1974. Completed Certificate Program at San Bernardino Valley College in 1976. Obtained Certificate in Marketing and Small Business Management. Completed Real Estate Law, Finance, Appraisal and Practice Courses at San Bernardino Valley College in 1978. Elected to the City of San Bernardino 4th Ward City Council seat in November 1997. Term of office was March 1998 to March 2002. While serving on the City Council I served on the Community Development Commission of the City of San Bernardino, served on the Council Legislative Review Committee and chaired the Council Ways and Means Committee. San Bernardino Mayor Judith Valles appointed me to the San Bernardino International Airport Board of Directors in 2000. As a SBIA board member I played a major role in the redevelopment of the closed Norton Air Force Base including negotiating with Hillwood Investments, Inc., a company owned by Ross Perot, Jr., which became the "Master Developer" of the project. Career: 1975-1977: Justice Brothers Automotive Chemicals Independent Salesperson. Purchased automotive chemicals from Justice Brothers Automotive Chemicals to resale to local service stations, automotive repair facilities and automotive dealerships. 1977-1981: Obtained California Real Estate Salesman's License. Sold residential and commercial real estate. Work with George H. Schnarre Inc., Realtors and New Horizons Properties, Inc. in the San Bernardino area. 71?L? 7 lit) Io~ 1981- to present: Obtained California Real Estate Broker's License and founded F.E. Schnetz Commercial Brokerage to specialize in the brokerage, management and development of commercial, industrial, retail and investments properties. F .E. Schnetz Commercial Brokerage manages 8 professional office buildings and 6 neighborhood retail shopping centers totaling approximately 403,500 square feet. Institutional clients include Century Vintage Homes, The Roman Catholic Diocese of San Bernardino and Riverside Counties, City of San Bernardino Municipal Water Department and City of San Bernardino Redevelopment Agency. Brokerage and development services include project feasibility analysis, coordination between project design consultants, tenants and governmental agencies during project land acquisition, entitlement, design, financing and construction phases. Below is a list of some of the major projects F.E. Schnetz Commercial Brokerage been involved in as broker and/or consultant: 1981 795 S. Allen Street San Bernardino, California. Build to suit 16,800 sq.ft. industrial building for Campus Crusade for Christ. I procured the buyer- occupant, structured the venture with the landowner, obtained City approval and managed the development with the landowner to complete the building and close escrow upon completion with Campus Crusade for Christ. 1982 777 South Allen Street San Bernardino, California. Build to suit industrial building for Thermal Products, Inc. a wholesale refrigeration company. I procured the buyer-occupant, structured the venture with the land owner, obtained City approval, coordinated the construction and take-out financing for the buyer and managed the development with the land owner to complete the building and close escrow upon completion with Thermal Products, Inc. 1984 600 North Arrowhead Avenue, San Bernardino, California. 43,000 sq. ft. 3- story professional office building. I procured the joint venture tenant, Law Offices of Gresham, Varner, Nolen and Tildon and Mutual Building and Development Company. I identified and negotiated the acquisition the project site and obtained city approval to construct the building. While the project was under construction, I marketed and leased the remaining 27,000 square feet of the multi-tenant building to other professional firms not associated with the joint venture. 1986 215 North D Street, San Bernardino, California 43,000sq.ft. multi-tenant office building. I was retained to market the completed shell building to prospective tenants and manage the building and tenant improvement construction. The building was 100% leased in 18 months and over $830,000.00 in tenant improvements was completed. F.E. Schnetz Commercial Brokerage has managed the project since completion. 2 1988 396 North E Street, San Bernardino, California. 34,500 single tenant office building owned by Jerome Taurek and Nicholas Coussoulis. Building was originally built as a Woolworth Department Store in 1941. The building was vacant for over 13 years when I was retained to lease and redevelop the project. I negotiated a 7-year lease with the County of San Bernardino for Child Protective Services Department and coordinated the development between the property owners, tenant, design consultants, City of San Bernardino and building contractor. F.E. Schnetz Commercial Brokerage has managed the office building and renegotiated the lease twice since the completion of the project. 1991 701 North E Street, San Bernardino, California; 2 office buildings located on approximately 10 acres ofland. Facility was in receivership and under the Resolution Trust Corporation. I was retained by San Gorgonio Land Company to acquire this facility on behalf of the City of San Bernardino Redevelopment Agency. The Redevelopment Agency built a $17,000,000.00 Police Station on the site. 1993 250 South Lena Road, San Bernardino, California. 19,500 sq.ft. multi-tenant office building. The building was to be partially occupied by the property owner's business and the balance rented to other industrial tenants. I was retained by the property owner to come up with a solution for the low occupancy of the property. I negotiated a 14,000 sq. ft. lease with the County of San Bernardino Preschool Services Administration Office. To accommodate the new tenant, a second floor needed to be added to 2/3 of the building. I formed a general partnership, which included the property owner and other investors. The existing loan on the building was brought current and the lender made a 2nd loan for new tenant improvements required for the county lease. I coordinated the design of the tenant improvements, negotiated the workout financing and interviewed and hired the general contractor. F .E. Commercial Brokerage has managed the building since the completion of the redevelopment project. 1994- 1996 555 South H Street, San Bernardino, California. I was retained by Chaparral Motorsports to assist in their acquisition of their new retail facility. The first building acquired was 52,000 sq. ft. This building was remodeled from a warehouse to a motorcycle dealership. The facility was expanded to 80,000 sq. ft. and included a showroom for new motorcycles, service department, accessories and apparel sales area. 3 additional buildings were acquired over the next 2 years and combined with the original facility, which required the acquisition of a rail spur line from Southern Pacific Rail Road. I handled the negotiations railroad and the city to complete the purchase, remove the tracks and combine the properties. Chaparral Motorsports is now one of the largest retail and mail order motorcycle shops in the United States covering 2 city 3 blocks and occupying over 240,000 sq. ft. of buildings in the City of San Bernardino with 2005 sales at over 100 Million dollars. 1995 600 & 646 North Sierra Way, San Bernardino, California. 13,356 and 7,250 sq.ft. single tenant office buildings. I leased and managed the redevelopment of the buildings. Tasks included overseeing the completion of a $450,000.00 tenant improvement project and financing for the 600 building and $120,000.00 tenant improvement project for the 646 building. Both buildings were built in the late 1950s and were vacant for 3-4 years prior to redeveloping them. F.E. Schnetz Commercial Brokerage has managed the buildings since the completion of the redevelopment projects. 2002-2003 I was retained by Century Vintage Homes as a development consultant and represent the homebuilder as liaison to the City of San Bernardino. Tasks included negotiations between the builder and the City of San Bernardino Development Services Department, the Redevelopment Agency, and the Mayor's office. Century Vintage Homes acquired 3 separate parcels ofland and received entitlements for over 100 homes in the City of San Bernardino while I represented the firm. Century Vintage Homes develops and sells over 2,500 homes per year in the Southern California area. 2000 to 2005 303 West Third Street, San Bernardino, California. 100,000 sq.ft. 8-story office building. I was retained by property owner to market the property and negotiate with prospective tenants. Tasks included working closely with the construction management team during the demolition of interior improvements and asbestos removal. I managed the team of design consultants and construction cost estimators for the response to San Bernardino County's Request for Proposals (RFP) for the downtown San Bernardino facilities to house the Superior Courts of California. Tasks included preparation of the financial analysis and proposals. I personally presented the proposal to the county interview committee. The RFP was called for 3 times in 18 months and the interview committee chose the proposal for 303 West Third Street each time. The County of San Bernardino purchased the building and surrounding land for $6,900,000.00. Escrow closed in June 2005 and the County has budgeted another $15, I 00,000.00 to finish the remodel of the building and construct the Tenant Improvements.
