I I \991 ! ~ J'~l b { Dear Mr. Henderson: In response to }'OUr letter of August 14, 1990 to Mr. Charlie Son, RE: purchase of the 23,238 sq. ft. city-owned property at the northwest comer of Mt. Vernon Avenue and Eleventh Street for the sum of $72,500.00, or $3.11 per sq. ft., we ~d certainly like to CCIIIplete the acquisition as quickly as possible. We are responding to the conditions as outlined in your August 14 letter as follows: C Item U: '!he proposed deve10pnent of 45,000 sq. ft. on the west side of Mt. Vernon, between Baseline and Eleventh Streets, will be a mixed retail center with two key restaurants as anchors: M::Donald's and International House of Pancakes. Other ten- ants with 1o'hcm negotiations are underway are: True Value, Hallmark, Orief Auto Parts, cvs Drugs, PIP Printing, a dough- nut store, a bicycle shop, Radio Shack, a real estate fil:m, medical clinic, plus a full size market. 'lhese projected ten- ants ~d account for 75% of the developnent occupancy. Item i2: Based upon final negotiations and lease acceptance, it is es- timated 44 pennanent and 140 tenq:lorary or part-time jobs ~d be =eated by the developnent. Item ft3: '!he alP application subnitted in September 1990 is now pending any further action by the Planning Department, subject to ac- quiring the city-owned property and satisfying four minor condi- tions which are currently being handled. Item #4: As owner, I am willing to sign a legal landscape easement at the convenience of the city, as requested in your letter regarding conditions for sale. Our proposed El Dorado Plaza project for the area indicated above represents a 4 million dollar investment which we feel will favorably address the area's blighted situation, as well as =ime and unemployment problans. o o o o o Page 2 We are currenUy projecting that 184 new jobs will be created by the El Dorado Plaza, and are estimating the Plaza's annual sales at 16 million dollars. We are eager to I1DI1e forward with our developnent plans, and are only stalled awaiting the city's approval to sell us the land in question.
