Synopsis of Previous Council ection:
03-21-86 -- Resolution No. 86-1 adopted making application for
annexation to LAFCO.
05-15-89 -- City Engineer and City Clerk authorized to initiate
proceedings for the establishment of an assessment
district to acquire a portion of off-site
improvements.
06-05-89 -- Resolution No. 89-175 adopted approving the Final Map
for First Phase (Tract No. 14184).
01-22-90 -- Resolution No. 90-31 adopted establishing Assessment
District 977-A.
03-05-90 -- Resolution No. 90-71 adopted to order the work and
confirm the roll.

STAFF REPORT
Tentative Tract No. 13274 was approved by the Planning
Commission on April 22, 1986. This tract was later divided into
Tracts No. 14184 and 14185.
The final map for Tract No. 14184, Phase I, was approved
by the Mayor and Common Council on June 5, 1989.
Tentative Tract No. 14185 is a 185-lot Single Family
Residential Subdivision, with one common lot.
The required improvement securities and certificates of
insurance have been filed with this office, and the prescribed
fees have been paid. Also, the improvement and grading plans
have been prepared.
The Final Map has been reviewed and found to be substan-
tially in compliance with the Tentative Map and the Subdivision
Map Act. Therefore, we recommend that the Final Map be
approved.

RESOLUTION NO.
RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FIliAL.. MAP.... SUBDIVISION TRACT NO. 14185, LOCATED AT THE
lIOla-aIllS!' COMER OF JUNE STREET AND CAJON BOULEVARD, ACCEPTING
THE PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND AUTHORIZING
EXECUTION OF THE STANDARD FORM OF AGREEMENT FOR. THE IMPROVEMENTS
I~ SAID SUBDIVISION, WITH TIME FOR PERFORMANCE SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1: The Mayor and Common Council find that
proposed Subdivision Tract No. 14185, located at the Northwest
corner of June Street and Cajon Boulevard, together with the
provisions for its design and improvements is consistent wLth the
General Plan of the City of San Bernardino.
SECTION 2. The Mayor of the City of San Bernardino is
authorized on behalf of said City to execute the standard fO~ of
agreement adopted by Resolution No. 84-8 with Century Homes
Communities, a California corporation, for the improvements in
said subdivision tract as are required by Title 18 of the San
Bernardino Municipal Code and the California Subdivision Map Act.
Section 12 (b) (1) of said Agreement is hereby amended to require
public liability insurance in an amount of not less than $250,000
per person and $500,000 per occurrence. The time for performance
is specified .at 24 months. Said improvements are specifically

described and shown on Drawings approved and on file in the
Office of the City Engineer of the City of San Bernardino.
SECTION 3: The Final Map of said subdivision tract is
hereby approved and the City of San Bernardino hereby accepts as
public property all dedications within the subdivision as shown
on said Final Map for streets, alleys, (including access rights),

drainage and other public easements. As a condition precedent to
approval of the Final Map, the Subdivider shall first execute the
agreement referenced in Section 2 hereof for the improvements

within said subdivision. The City Clerk shall certify the
approval and acceptance of the Mayor and Common Council as set
forth in this resolution.
SECTION 4. This resolution is rescinded if the parties
to the agreement fail to execute it within sixty (60) days of the
passage of this resolution.
