ORDINANCE OF THE CITY OF SAN BERNARDINO REZONING A CERTAIN
PARCEL OF LAND, AMENDING THE LAND USE ZONING MAP, WHICH IS
INCORPORATED BY REFERENCE IN SECTION 19.06.020 OF THE SAN
BERNARDINO t1UNICIPAI. CODE (PETITION NO. 84-3, AN IRREGULARLY-
SHAPED PARCEL OF LAND CONSISTING OF APPROXIMATELY 7,800 SQUARE
FEET HAVING A FRONTAGE OF APPROXIMATELY 100 FEET ON THE EAST SIDE
OF WATERt1A[,; .A.VENUE ,''.ND C;EING LOCATED APPROXIMATELY 80 FEET SOUTH
OF THE CENTERLINE OF RIALTO AVENUE) .
THE t1AYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO
DO ORDAIN AS FOLLOWS:
SECTION I, Pursuant to Chapter 19.06 of the San Bernardino
t1unicipal Code, the following described parcel of real property,
an irregularly-shaped parcel of land consisting of approximately
7,800 square feet having a frontage of approximately 100 feet on
the east side of Waterman Avenue and being located approximately
80 feet south of the centerline of Rialto Avenue is rezoned from
M-l Light Industrial District to C-M Commercial Manufacturing
District:
All that real property situated in the City of
San Bernardino, County of San Bernardino, State
of California, described as follows:
All that portion of Lot 21, Block 45, Rancho San
Bernardino, in the City of San Bernardino, County
of San Bernardino, State of California, as per
map recorded in Book 7 of Maps, page 2, in the
Office of the County Recorder of San Bernardino
County, California, described as follows:
Beginning at a point in the west line of said
Lot 21, which is 304.51 feet south of the north-
west corner of said Lot 21; thence south along
said west line of Lot 21, for a distance of 100
feet; thence east to the west boundary line of
the right of way of the San Bernardino Valley
Traction Company; thence northwesterly along
said west boundary line of said right of way
and along the westerly line of the property
conveyed to Pacific Electric Railway Company,
by deed recorded November 10, 1943, in Book
1642, page 175, Official Records, to a point
due east of the point of beginning; thence west
to the point of beginning.

EXCEPT THEREFROM that portion described as
follows:
Beginning at a point in the west line of said Lot
21, said point being described in aforementioned
deed as 304.15 feet south of the northwest
corner thereof; thence east along the north
line of said parcel, a distance of 8.75 feet;
thence south parallel to said west line of said
lot, a distance of 100.00 feet to the south
line of said parcel; thence west along said
south line, a distance of 8.75 feet to a point
in said west line; thence north along said west
line, a distance of 100.00 feet to the point of
beginning.
The east line of said west 8.75 feet of said
parcel being 50.00 feet east, when measured at
right angles, from the centerline of the street,
82.50 feet wide, known as Waterman Avenue.

SECTION 2. The zoning map, which is incorporated by
14 reference in Section 19.06.020 of the San Bernardino Municipal
15 Code is amended to reflect the change of zone set forth in this
16 ord inance.
