OF A LEASE AGREEMENT WITH YONSUK SllN, dha (,ALLO'S FLOWf.RS AND GIFTS, ANll

Late Payments:

In the event the monthly "ental is paid lilter than the fifth dilY of any
21 month, il lilte payment penalty of One Hundred Dollars ($100) shall be ilS-
22 sessed. However, the failure to pay the monthly rental by the fifth doy of
23 ilny month is considered il breach of this Lease Agreement, and l,essor may
24 terminate said Agreement and commence evicl:i on Ill'Oceedings.

If, during the term of this Lease Agreement, any law, regulation, or'
rule requires that an alteration, addition, or other change be made 10 the
leased premises, the parties agree as follows:
(a) If the alterations, ildditions, or changes are required ilS il result
of Lessee's use of the premises, Lessee will milke them and hear all expense
connected therewith.

Lessor, its agents, officers, or employees lTlay enter upon the lensed

24. Eminent Domain.
If the whole of the leased premises, or so much thereof as to render the
remainder unusable for the purposes for which the same was leased, shall be
